So many factors drive residential market values (particularly in the streets of Belgravia and Mayfair owned by Grosvenor where property prices are among the highest in the UK) that the tool has to accommodate multiple variables in a very fine scale mapping environment.
The most rigorous spatial statistical techniques are then applied to build an accurate picture of the contribution of these market drivers.
