Analysing property value uplift around the Croydon Tramlink
Geofutures joined University College London, Atisreal Weatheralls and the Symonds Group in a project for the Royal Institution of Chartered Surveyors (RICS).
This study assessed changes in property occupier changes in response to public transport provision, aiming to review, develop and test reliable methodologies for future research by examining the impact of the Croydon Tramlink.
Geofutures undertook the statistical spatial analysis of the available data, carrying out both inverse distance weighting (IDW) analysis and geographically weighted regression (GWR) to allow map-based visualisation of the effects of the tram system on property values.
Valuable insights were gained into workable methods for future studies, as well as the fundamental importance of sufficiently detailed value data.
